Preparing for Your New Home
You’ve successfully submitted an application, so what now? Here's a guide to provide you with step by step directions to make your transition as smooth as possible.
Viewing the Unit
Whether before or after you’ve submitted an application for the unit, you will need to view the interior of the unit before proceeding. To schedule a walk-through, please reach out to our office via email or phone directly and we’ll schedule a time for you to meet at the property with an agent. We schedule our showings at least a week in advance to ensure all prospective tenants have ample time to visualize themselves residing in the unit.
Placing the Security Deposit
Once your application has been approved, and you’ve seen the inside, one of our agents will reach out to confirm that you are still interested in the unit. After we have confirmation from you, we will begin to process your security deposit. Once you’ve placed your security deposit, the unit you have been approved for will be taken off the listing market.
All of our properties require that you place a security deposit for your rental. Typically, this amount is equal to one month’s rent plus 10%. This security deposit is retained throughout the entirety of your tenancy with us and will only be used to cover incidentals outside of general wear and tear at the end of your tenancy.
Should the unit be left in the exact condition stated on your move in paperwork, and no rent is owed, you will receive the entirety of your deposit back within 21 calendar days upon vacating the unit.
Signing Your Lease
Our leases are typically for a one year term, varying only by owner request or agreement. We offer two options for signing your lease, online or in-person.
In person leases require an appointment to be made . An agent will be assigned to you for your convenience to answer any questions you may have throughout the process. Any questions can be answered at this time and you will be notified of any utilities that are assigned to you.
Online leases can be signed at your convenience. Once all has been confirmed, you will be sent an email with a link to digitally sign your lease or, if you have already set up your tenant portal, you may access your lease documents there. Our general requirements for qualification are that your income be double (x2) the rent, verifiable on paper, your credit history to show more positive accounts than negative, you have a clear criminal background, and good rental history, with no evictions.

Rent is always due on the 1st of each month and deemed late if paid after 9:00 AM on the 6th of that month.*

Rent can be paid online through the tenant portal, as well as by cash, check, or money order paid directly in our office.

Desktop: After gaining access to your tenant portal, on the bottom right side of the home page is the “maintenance request” section. Select “request maintenance” and follow the onscreen instructions from there.
Mobile: If you are using the mobile version of the tenant portal, you can scroll to the bottom of the home page and select “request maintenance” to submit a request.
